## When Ducts Are Not an Option

Some rooms just do not fit the central system. The sunroom that bakes every afternoon, the garage you turned into a workshop, the addition over the garage, or the condo bedroom that never gets cool. A **ductless mini-split** can solve all of these without running new ductwork. If one of these sounds familiar, start with

.

A mini-split has two main parts: an **indoor head**, usually mounted high on a wall, and an **outdoor unit**. They connect through a small hole in the wall with a refrigerant line set, power cable and drain line. There are no ducts.

## The Spaces Where Mini-Splits Fit Best

### Sunrooms and Florida rooms

Sunrooms are mostly glass, so they gain heat fast on sunny afternoons. Extending ductwork from the main system rarely keeps up and can throw the rest of the house off balance. A mini-split sized for the room handles it on its own.

### Garages, workshops and garage conversions

Garages are hard to cool with the house system and often not allowed to share its air. A mini-split cools and dries a workshop, gym or converted garage independently.

### Additions and bonus rooms

When you add a room, the existing system may not have spare capacity, and running ducts to the new space can be expensive. A mini-split adds capacity exactly where it is needed.

### Condos

Many Gulf Shores and Orange Beach condos have a single air handler in a closet serving the whole unit. If one bedroom is always hot, or the system is struggling, a mini-split can help. HOA approval for the outdoor unit is usually required. Some buildings limit balcony units or require specific mounting.

### Older homes without ducts

Homes with no ductwork, or with ducts too small to add capacity, can get whole-home comfort with a multi-zone system.

## Zoning: One Room at a Time

A **single-zone** system has one indoor head and one outdoor unit. A **multi-zone** system connects several indoor heads to one outdoor unit. Each head has its own remote or thermostat, so every room can be set independently. That is useful for rentals, where guests in different bedrooms want different temperatures, and for homes where some rooms are rarely used.

| Space | Typical setup |
| --- | --- |
| One sunroom or garage | Single-zone |
| Two or three bedrooms in a condo | Multi-zone |
| Addition with a bedroom and bath | Single-zone or small multi-zone |
| Whole older home without ducts | Multi-zone with a head per main room |

## Humidity Performance

Mini-splits use **inverter compressors** that speed up and slow down instead of switching on and off. Running longer at lower speed pulls more moisture out of the air, which is exactly what a humid coastal home needs. Most models also have a **dry mode** that focuses on dehumidifying with minimal cooling. That makes them a good fit for beach condos and damp sunrooms.

One caution: an oversized mini-split can short cycle just like a central system. Proper sizing still matters.

## Placement on the Coast

Near the beach, the outdoor unit should sit out of direct salt spray where possible, on a raised bracket or pad above standing water. Line sets should be covered and protected from sun. Indoor heads work best high on a wall with a clear path for airflow.

## Is a Mini-Split Right for You?

A mini-split is usually a strong fit if the space has no ducts, gets much hotter than the rest of the house, or needs its own schedule. For general price ranges, see

FAQ

## Quick Answers

### Is a mini-split good for a sunroom?

Often it is the best fit. Sunrooms have lots of glass and usually no ductwork, and a mini-split can handle the extra heat without overworking the main system.

### Can a condo get a mini-split?

Usually, with HOA approval for the outdoor unit location and mounting. The contractor can check your building's rules.

### Do mini-splits dehumidify?

Yes. They remove moisture while cooling, and many have a dry mode that focuses on dehumidifying.

### Can a mini-split heat a room in winter?

Yes. Most mini-splits are heat pumps and handle mild coastal winters well.
